Frozen Condensate Pipe, How to Thaw & Fix Your Boiler

Every winter we get the same run of calls. First proper frost of the season, and the phone starts at about half six in the morning. No heating, no hot water, red light on the boiler, and a fault code nobody can make sense of.

Most of those calls are a frozen condensate pipe. The boiler is fine. It has shut itself down on purpose because it cannot drain, and it will not restart until the ice is gone. Why has my boiler stopped working in cold weather?

Your boiler has no hot water or central heating in cold weather, is almost certainly because the condensate pipe outside has frozen and blocked. When that happens the boiler cannot get rid of its waste water, so it locks out to stop that water backing up into the appliance. It is a protective shutdown, not a breakdown.

Two clues point straight at it. The boiler was perfectly fine the day before, with no gradual decline in performance, and it has failed after a cold night rather than mid-afternoon. If you can add gurgling to that, you’ve as good as diagnosed it.

What is a condensate pipe and why does it freeze?

It’s the plastic waste pipe that carries acidic water away from your boiler, and it freezes because in most Edinburgh homes it runs down the outside of a cold stone wall.

Your boiler recovers extra heat by cooling the flue gases until the water vapour in them turns back into liquid. That’s what makes it a condensing boiler and that’s where the efficiency comes from. A working boiler produces roughly two litres of this liquid an hour at around 30 to 40°C, and it has to go somewhere. It leaves through a pipe about the thickness of a broom handle, usually white or grey, and drains to a gully, a soil stack or a soakaway.

The trouble is what happens when the boiler isn’t firing. At three in the morning the pipe is holding nothing but a thin film of cold water in a plastic tube strapped to a wall that’s been losing heat all night. That film freezes. Next time the boiler runs, the fresh condensate hits the ice and stops.

Why do Edinburgh homes get this so badly?

Because of how our buildings are laid out, and because of the kind of cold we get here.

In a tenement flat or an upper conversion there is often nowhere internal to terminate the pipe, so it goes out through the wall and travels several metres down the outside. Conservation area and listed building restrictions in the New Town, Marchmont, the Old Town and Stockbridge limit where pipework can be routed, and installers have historically taken the visible external route because it was the only one available.

Then there’s the weather. It doesn’t need to be minus eight. A raw easterly off the Forth, or a still night of freezing fog with the temperature hovering around zero, will do it just as reliably. North and east facing gables are where we see it most. And our cold doesn’t arrive as one frosty night followed by a thaw. It sits for a week, and the ice plug builds a little more each night until the pipe closes completely.

How do I know it’s the condensate pipe and not something worse?

Listen for gurgling. That’s the giveaway.

A bubbling, gulping or gurgling noise from inside the boiler, usually just before it locks out, is condensate trying to force past a plug of ice and failing. Alongside that, look for:

  • A fault code on the display, nearly always an ignition or flame-loss code
  • Frost or ice visible on the pipe outside, or an icicle hanging at the open end
  • The pipe feeling ice-cold and solid when you tap it, compared to the sections nearer the wall
  • Everything having worked normally right up until a cold night

If the boiler has been gradually getting worse over weeks, or the pressure gauge is sitting on zero, you’re looking at something else and you should ring us.

What error code does a boiler show when the condensate pipe is frozen?

Most boilers don’t have a dedicated code for it. They report an ignition failure or a lost flame instead, because that’s what the control board actually detects.

This trips up a lot of people, and it’s the reason some households get talked into a new gas valve or a new PCB when all they needed was a jug of warm water. The condensate backs up into the trap, the burner can’t run safely, and the boiler reports the symptom rather than the cause.

Two caveats from us. Codes change between models and between production years within the same range, so check the manual or the sticker inside the casing for your exact appliance. Some older boilers use a pattern of flashing lights rather than a display, and you’ll need the user instructions to decode those. And treat any of these as a possible frozen pipe rather than a definite one. In January, in a house that was warm yesterday, it’s the first thing to rule out. In July it’s a different conversation.

How do I thaw a frozen condensate pipe?

Warm water, poured slowly over the frozen section, repeated until you hear it running. That’s it.

Find the pipe. Go outside and look for the plastic pipe leaving the wall near the boiler and heading down towards a drain.

Find the frozen section. Run your hand along it. It’s almost never in the middle of a straight run. Check the open end where it discharges, any elbow or bend, the point where it enters a gully or drain, and any part of the run that sags or dips. Those are where water sits still and freezes first.

Start low and work up. Begin at the most exposed point, usually the bottom end, and work backwards up the pipe. Clearing the far end first gives everything above it somewhere to drain to.

Get the water right. Boil the kettle, leave it five minutes, then mix with cold until it’s hot but comfortable on the back of your hand. A jug is much easier to aim than a kettle.

Pour slowly over the top of the pipe and let it run down the outside. Two or three goes usually does it. For a stubborn bend, hold a hot cloth, a wheat bag or a hot water bottle against it for a few minutes.

Listen. You’ll hear the water start moving and see it running out the bottom.

Can I use boiling water?

No. Straight boiling water can crack or distort the plastic and split the fitting where the pipe joins the drain, and you’ll have turned a fifteen minute job into a repair.

It also tends to refreeze fast on a cold pipe, sometimes leaving you worse off than you started. Hot, not boiling, is what you want.

How do I reset the boiler once the pipe is clear?

Press and hold the reset button, typically for two to five seconds, and give it a minute.

It may take a couple of attempts before the burner lights, which is normal after a lockout. Once it’s running, leave the heating on for a good while so warm condensate flushes right through the pipe and clears any remaining ice. Don’t fire it up for five minutes and switch it off again.

If it won’t reset after the pipe is visibly running clear, stop and call us. Repeatedly hitting reset on a boiler that keeps locking out can cause real damage.

What should I never do?

Never use a blowtorch, heat gun, or any naked flame. Plastic pipe next to a gas appliance. It’s genuinely dangerous and we’ve seen the results.

Never go up a ladder onto frozen ground. We come out to more injuries from this than from anything the boiler itself does. If you can’t reach the pipe standing safely on both feet, that’s our job.

Don’t disconnect the pipe and leave it draining into a bucket. It’s a reasonable emergency measure for an hour or two. As a permanent arrangement it damages paving and planting, and an overflowing bucket indoors will find your floor.

Don’t ignore a smell of gas. Leave the property and ring the National Gas Emergency Service on 0800 111 999 before anything else.

Why does my condensate pipe keep freezing every year?

Because the installation isn’t right for the conditions. One frozen pipe in an exceptional cold snap is bad luck. Twice in a winter is a design fault, and it will repeat every year until it’s corrected.

The usual culprits are an undersized pipe, too long an external run, not enough fall, sharp bends holding water, or the wrong insulation. We still find plenty of installations using 21.5mm overflow pipe outside, which freezes far faster than it should.

What’s the permanent fix?

Getting the pipe out of the cold, or making it big enough and warm enough to cope. BS 6798 is clear that the pipe should terminate at an internal foul water discharge point wherever it’s possible, keeping it inside the heated shell of the building.

Where an external run genuinely can’t be avoided, the work we do most often is:

  • Upsizing to at least 30mm internal diameter (usually 32mm outside diameter) before the pipe leaves the building. Single biggest improvement available
  • Shortening the run to the most direct, most vertical route, ideally no more than three metres, with no horizontal sections where condensate can sit
  • Correcting the fall to a continuous downward slope of at least three degrees, with clips roughly every half metre on horizontal runs and every metre on vertical, so it can’t sag
  • Proper insulation. This matters more than people think. The standard grey or silver foam from the merchants is an internal product. Outside it absorbs rain, freezes solid around the pipe and makes the situation worse. You want weatherproof, UV-stable, PVC-coated lagging, 19mm thickness
  • Trace heating on the awkward exposed runs where nothing else will do, fitted alongside insulation
  • A properly built soakaway where that’s the discharge point, rather than a pipe pointing at the grass

One thing worth knowing if you’ve got a boiler in a loft or an unheated garage. That pipework counts as external for these purposes, even though it’s technically indoors, and it needs treating the same way.

Should I leave the heating on overnight during a cold snap?

Yes, on low. Setting the thermostat to somewhere around 12 to 15°C overnight keeps warm condensate moving through the pipe instead of sitting still and freezing, and it costs less than you’d expect.

Most boilers also have a built-in frost protection setting. Worth finding it in the manual before you need it. If you’re going away over Christmas, don’t switch the heating off entirely.

Is the water from the condensate pipe dangerous?

It’s mildly acidic, not hazardous. You don’t want it running repeatedly onto paving, planting or your neighbour’s step, and you shouldn’t drink it, but a splash on your hands while you’re thawing the pipe won’t hurt you. Rinse it off.

When should you just ring us?

Call rather than tackling it yourself if the pipe is out of safe reach, if you’re in a tenement with communal or inaccessible pipework, if it refreezes within a day or two of thawing, if the boiler won’t reset once the pipe is clearly running, or if the ground is treacherous and you’d rather someone else was out in it.
